Kane Realty Unveils Three Vertical Projects Within Raleigh’s Southern Gateway

Kane Realty Corporation is pleased to announce plans for three new vertical projects within Raleigh’s Southern Gateway. Sustainably and thoughtfully designed, these projects are the first of many that will further expand Downtown Raleigh to the south.
“A number of catalytic projects are planned in this area just south of the Central Business District, in addition to those we are shepherding,” said John Kane, CEO of Kane Realty Corporation. “Demand remains high for housing, office and retail options in Downtown Raleigh, but with growth limited to the west, east and north, downtown’s natural progression is south.”

“The vision to help our urban core grow to the south became a focus at the city level when the Southern Gateway Corridor Study began in 2013,” said Mitchell Silver, principal and vice president of urban planning at McAdams. “Public and private investment along South Saunders Street will at last help south Raleigh realize its share of critically needed infrastructure, expanded public transit options, improved sidewalks and Greenway trails. It will also create an urban identity for this corridor that will ultimately result in more connected, walkable and amenitized communities.”

Phase 1 of New Trail-Oriented Development Creates Urban Amenities Adjacent to Dorothea Dix Park

Breaking ground late 2021 is the first project within Raleigh’s Southern Gateway – Park City South, a 9.7-acre multi-phase development just south of Downtown Raleigh’s Central Business District. Directly adjacent to 308-acre Dorothea Dix Park and located directly on the Capital Greenway System, Park City South will offer an urban work, live, play and stay opportunity set against the backdrop of acres of natural open space including Rocky Branch Creek and Greenway trails.

The first phase of Park City South will offer ground-level retail beneath 335 mid-rise apartments with best-in-class unit finishes and a market-leading amenities program including a robust work-from-home space; indoor/outdoor social spaces; and a full spa replete with a sauna, steam room and resistance pool; as well as a rooftop lounge and terrace facing Dorothea Dix Park’s ‘Plaza + Play’ First Phase. The 18,000 square feet of ground-level retail and flex-office space at Park City South will be accentuated by a new series of sidewalks and unique landscape design that will increase neighborhood walkability and create an outdoor social destination along the Greenway.

Truly a trail-oriented development, Park City South will include an enhanced stretch of Greenway trail, which will link to the existing trail with a new bridge that traverses Rocky Branch Creek. Retail spaces at Park City South will face South Saunders Street, the Greenway and Rocky Branch Creek, creating a unique retail destination for residents, guests, greenway travelers and visitors of Dorothea Dix Park.
“Park City South is a compelling opportunity to build on Downtown Raleigh’s historic momentum and invest in a true urban infill project that will serve as the connective tissue between the existing downtown core and Raleigh’s new Southern Gateway at Downtown South,” continued Kane.
Park City South will welcome its first residents in late 2023. Future phases, in early design phase now, will include high-rise residential and office space with ground-level retail and structured parking beneath.
The design team for the first phase of Park City South is led by all Downtown Raleigh-based teams, including JDAVIS Architects, Kimley-Horn and Design Workshop, Inc. Kane Realty Corporation will serve as the developer and property manager. Merge Capital led land acquisition and re-zoning.

First Two Vertical Projects Announced within Downtown South’s Robust Initial Phase, Including Raleigh’s First Mass Timber Constructed Office Building
Further south on South Saunders Street, plans for the first two vertical projects within Downtown South’s robust first phase will be filed this week. Kane Realty Corporation and Durham-based DUDA|PAINE Architects, collaborators on the successful Dillon project in Raleigh’s Warehouse District, are partnering again to lead the design and development of Raleigh’s first mass timber construction building at Downtown South.
Mass timber construction is a technique which utilizes multiple, sustainably sourced, solid wood panels glued or nailed together as a low-carbon alternative to concrete or steel. The wood utilized in the construction remains exposed, heightening the visual experience from within the building.

We are proud of the long-term investment in green building and the enhanced tenant experience that this building technique represents for Raleigh and for Downtown South.”

The 180,000 square-foot speculative office building will be built in the central block of Downtown South’s entry drive. Six levels of office space will feature 10-foot windows. Ceilings will be accentuated by the exposed wood structure and wood beams. Shared and private terraces are planned for multiple floors. Amenities within the office building will include a collaborative work lounge, indoor and outdoor social spaces, and multiple conference rooms. 14,000 square feet of active ground-level retail space, also with exposed wood ceilings, will anchor the unique office project.

Directly across the entry drive at Downtown South, initial plans will be filed this week on a mixed-use mid-rise building designed by SK+I Architecture of Bethesda, Md. The 280-unit building will boast 14,000 square feet of ground-level retail and a fully integrated structured parking deck. Featuring two terraces, a rooftop lounge and a large central outdoor space, residents will choose from studio, one and two-bedroom apartment options, two interior design schemes with modern finishes and ample amenity programming.
Construction will begin on both projects Q3 of 2022 with residents and tenants taking occupancy in 2024. Announcements of additional vertical projects included in the first phase of Downtown South will be made in the coming months.
In addition to vertical project development, core streetscape and open space advancements are progressing with design focused on an active, walkable retail level, wide sidewalks, innovative bioretention beds, urban parklets and a connection to natural open space. CallisonRTKL, Stewart, McAdams, Cline Design and Gensler round out the consultant team guiding the first phase of vertical projects at Downtown South.
