Ronda Kunsman

Ronda Kunsman serves as Vice President of Residential Operations, where she oversees all residential operations with a focus on enhancing performance and driving business growth. She is responsible for guiding teams to achieve exceptional results and reach new levels of success.

Upon joining the Kane Realty team in 2025, Ronda brought nearly 20 years’ worth of leadership experience in the property management industry, including prior roles as Vice President of Operations with Bell Partners and Assistant Vice President with Post Properties. She has a proven track record of managing large portfolios, building strong teams, and delivering excellent results for clients.

Ronda holds a Bachelor’s Degree in Communications from George Mason University and maintains professional certifications including Certified Apartment Portfolio Supervisor (CAPS) and Accredited Commercial Manager (ACoM). Outside of work, Ronda enjoys watching her son play baseball, working on her non-profit organization, Dugout Donations, and traveling and spending time with her family, including her boxer, Maris.

Joseph Butler

As the Director of Midtown Property Services for Kane Realty, Joseph oversees the day-to-day operations of the custodial, maintenance and public safety departments. In his role, Joseph leads an enhanced, operations and people-focused culture with Midtown Property Services. This community-first approach helps drive significant business results that keeps our communities safe, clean and inviting.

Prior to Kane Realty, Joseph spent 17 years in the hospitality industry with Darden Restaurants. He was the managing partner of two Capital Grille locations that each grossed over $8 million in revenue. He also assisted in eight restaurant openings across the U.S. During his time as Managing Partner, he was responsible for all daily operations, facility maintenance, training, revenue generation, and building relationships in the community. There he developed his passion for leading a large and diverse team, as well as property and facility management.

Joseph is a graduate of Johnson and Wales University and holds a Bachelor of Science degree in Hospitality. Joseph is an active part of his community. He currently lives in Apex with his wife Courtney and two children, Jake and Austin.

Rob Reid

As Managing Director of Kane Residential, Rob oversees the operations and business development of Kane Realty’s multifamily management division. He is involved in the strategic growth and overall operating success of the individual multifamily assets in our portfolio and leading the team. He works closely with the development team in the development of future multifamily communities, and also works closely with external third-party ownership clients to help them realize their strategic vision.

Prior to joining Kane Realty, Rob was Assistant Vice President for Medalist Capital, a commercial real estate financial services company that specializes in mortgage banking, investment advisory and defeasance. In this role, Rob was responsible for arranging a variety of financing solutions for developers, investors, and owners of commercial and multifamily real estate assets. Prior to Medalist Capital, Rob served as a senior political, legislative, and communications strategist in Washington, DC advising numerous policymakers, elected officials, and campaigns.

Rob and his wife, Sydney, both graduated from Wake Forest University and currently live in Raleigh with their children, Graham and Winnie, and their dog, Muggsy.

Sean Hill

As Vice President of Construction, Sean oversees all new construction for Kane Realty including multi-family, office and mixed-use developments.

He has experience managing and delivering over one billion dollars of completed or under-construction development projects. Sean’s notable projects include Midtown Plaza, The Dillon, Advance Auto Parts Tower, The Eastern and North Hills Expansion.

Prior to joining Kane Realty, Sean spent six years with an Atlanta-based general contractor, Holder Construction Company, working on a variety of product types in Virginia and North Carolina. His management experience includes large-scale higher education facilities for the University of Virginia, Virginia Tech and UNC-Charlotte as well as commercial office building experience where he worked on the new Bank of America Tower in North Hills.

Sean is a graduate of Clemson University with a degree in Civil Engineering and a minor in Business Management. He is involved with several non-profit organizations in Raleigh including Healing Transitions and Emmaus House. In his spare time, Sean enjoys golfing, fishing and spending time with his wife Sarah and son Lawson.

Josie Reeves

As Managing Director of Design, Josie oversees the project design and placemaking elements of Kane Realty’s new urban development projects including Mixed-Use Residential, Retail, Office, and Public Realm spaces. With oversight of interior and exterior design, building programming, and branding and positioning, Josie has direct experience with more than two billion dollars of Kane Realty’s completed or under-construction development projects in Greater Raleigh including North Hills, The Dillon, the Smoky Hollow District, and the upcoming Downtown South Entertainment District.

With a passion for story-telling and contextual urban design, Josie works across the full Kane Realty team and alongside a myriad of architects, interior designers, landscape architects, graphics teams, contractors, specialty trades – as well as local and regional artists and artisans – with the goal of creating memorable places that enhance the day-to-day experiences for those who “live, work and play” in Greater Raleigh.

Josie is a graduate of North Carolina State University and is active in the Raleigh community. She resides in Raleigh with her husband, Charlie, and two sons, Henry and George.

Betsy Reade Creech

As Director of Talent, Betsy Reade Creech is responsible for Human Resources with a major emphasis on employee attraction, retention and development, all centered around Kane Realty’s Mission and Values. She loves working with the various teams companywide, recruiting and onboarding new team members, and partnering with leadership to drive employment engagement throughout the growing company. Before joining Kane Realty in 2016, Betsy Reade enjoyed contributing in a variety of settings including large global companies and smaller, fast-paced, startup technology companies.

Betsy Reade attended UNC-Chapel Hill where she received her BS in Psychology & Industrial Relations. In 2019, she completed the NCSU Business Coaching Certificate Program. Her professional certifications include SPHR & SHRM-SCP. Betsy Reade’s community involvement includes White Memorial Presbyterian Church and WakeEd Partnership Board of Directors. One of Betsy Reade’s favorite things is spending time with her husband, Gray, their children + spouses, and grandchildren (2 grandsons and a recent addition of identical twin girls!), preferably on the North Carolina coast.

Hooker Manning

As Director of Office Leasing and Development, Hooker is responsible for business operations including the leasing, development, marketing, and business development related to Kane Realty’s office portfolio.

Hooker is an industry veteran with over 25 years of experience in Raleigh’s commercial real estate market. Prior to joining Kane Realty in 2015, Hooker was Vice President of Leasing and Development for Duke Realty’s Raleigh business unit, responsible for business operations of its 6 million square foot portfolio. Hooker has also enjoyed successful tenures at Trammell Crow Company and CBRE (and predecessor companies).  Over the years, Hooker has had numerous award-winning transactions and developments recognized on both local and national levels, was a three-time winner of Duke Realty’s salesperson of the year and named to its master’s club six times for performance measures within the top 10% of the company’s overall leasing and sales production.

Hooker graduated from the University of North Carolina and holds a Bachelor of Arts Degree in Industrial Relations.  He is active in the Triangle Area Office Building Association, NAIOP, and Wake County Economic Development where he serves on the Edge Leadership committee. He has served on the board of directors for Wake County Boys & Girls Clubs and Raleigh-based nonprofit Band Together and is an active member of Holy Trinity Anglican Church.

Greg Kuruc

Greg is the Senior Director of Development for Kane Realty. In his role, he oversees the underwriting and financing of the company’s new developments and acquisitions, and ushers projects through the entitlement, design and construction phases. Greg has over 15 years’ experience with various development types with an emphasis on vertically integrated mixed-use products.

Prior to joining Kane Realty, Greg worked as a Development Associate with the Raleigh-based multi-family development company, Boylan Development Company.

Greg is a graduate of North Carolina State University and holds a degree in business management and a minor in accounting. He is a member of ULI-Triangle where he has held various leadership positions through his work on the Board for the Young Leaders Council.  Additionally he is active in the community through his involvement with NAIOP, the Regional Transportation Alliance, and Triangle Community Coalition.

Greg resides in Raleigh with his wife and three children.

Libby Stubbs

As Managing Director of Finance for Kane Realty, Libby’s focus includes strategic planning for the company’s assets and investment funds as well as financial reporting, cash management, and oversight of the accounting team.

Libby was an audit manager with PricewaterhouseCoopers where she focused primarily on publicly traded technology companies. Prior to joining Kane Realty, Libby took time to raise her three daughters.

Libby holds two Bachelor’s of Science degrees from North Carolina State University in Accounting and Business Management and a Master’s degree in Accounting from North Carolina State University. Libby is a Certified Public Accountant.

Libby resides in Raleigh with her husband, Chuck, and their children. Outside of work, Libby enjoys spending time traveling with her family and playing tennis.

Warner Kuppin

Warner is the Chief Development Officer for Kane Realty. He leads and oversees the vision, strategy and activities of Kane Realty’s development and construction management teams. The teams primarily develop mixed-use districts with a focus on placemaking.

Since joining KRC, Warner has been involved in the development of projects with a total capitalization exceeding $2.5 billion. Earlier in his career, he was a lawyer with Hunton Andrews Kurth and a developer with Wood Partners. At Hunton, Warner practiced real estate finance law. At Wood, he oversaw multifamily development in the Carolinas, Tennessee and Virginia.

Warner holds a BSBA and JD/MBA from the University of North Carolina. While in law school, he was a member of the Banking Journal and graduated with honors. As an MBA student, Warner was a Dean’s Fellow and manager of the Real Estate Investment Fund. He is a member of the Board of Directors of Big Brothers Big Sisters of the Triangle and the Board of Directors of the Raleigh Durham Chapter of NAIOP. Warner lives in Raleigh with his wife, a local artist, and two children.
