As the new Smoky Hollow district begins welcoming visitors this summer, Kane Realty, along with Williams Realty & Building Company and Lionstone Investments, is excited to announce four tenants that will soon be a part of the Smoky Hollow community – Dose Yoga + Smoothies, J.Lights Market & Café, Midwood Smokehouse and Madre.

The businesses, all founded by North Carolinians, will each offer Smoky Hollow patrons a unique experience for every part of their day, including coffee and smoothies after a morning workout, deli and BBQ sandwiches for lunch on-the-go, or upscale tapas for a dinner on the town.
“From very start of this project, we wanted to ensure that Smoky Hollow had a strong representation from our local community – from the initial design to the ultimate retail tenant mix., said John Kane, CEO of Kane Realty Corporation. “These retail businesses exemplify everything we could want in a partner – creative, innovative and resilient.”

Smoky Hollow is a transcendent, multi-phase project injecting a creative mix of uses into downtown Raleigh. Phase 1 opened spring 2020 with 417-unit Peace Raleigh Apartments above a ground-level Publix—downtown Raleigh’s first full-service grocery store. Part of Phase 2, the 283-unit The Line apartments opened December 2020, while the remaining part of Phase 2, 421 N. Harrington office building along with 45,000 square feet of street-level retail space, opened spring 2021. Phase 3 of Smoky Hollow is in conceptual planning stages now and will support additional office, retail, and multifamily.

“These businesses coming to Smoky Hollow are evidence of the growing momentum of investment in this newly revitalized part of the City of Raleigh, which is encouraging as the city gets back on its feet in the wake of COVID-19,” said Bill King, President & CEO of the Downtown Raleigh Alliance. “Kane Realty, Williams Realty & Building Company and Lionstone Investments forged ahead on this important project that truly establishes a Northern gateway to Downtown Raleigh during uncertain times, so I’m proud that Smoky Hollow will soon be fully open for business, featuring so many local establishments for the community to enjoy.”

Smoky Hollow will soon be the home of Raleigh’s first hot yoga studio and smoothie bar concept – Dose Yoga + Smoothies, created by yoga it-girl Emily Wallace. Dose will bring a new way to sweat and refresh, offering Raleigh yogis the opportunity to strengthen their core, stretch past some stress, or sweat through a flow – all followed by a smoothie full of real ingredients and natural adaptogenics.

Lights will offer a full coffee program, complete with espresso creations and cold brew mixes, breakfast sandwiches, wraps and bowls, as well as kitchen-driven sandwiches, salads and starters with a full bar equipped with spiked sodas, handmade cocktails and local beers and wine.

Kane Realty Unveils Plans for the Technology, Life Sciences and Entrepreneurial-Focused North Hills Innovation District

A mission of bringing together innovation and open space to the district

A mission of bringing together innovation and open space to the district

For more than 15 years, North Hills—known regionally as Raleigh’s Midtown—has been at the forefront of every development type, winning awards for its retail, residential, office, hotels and open spaces. Today, Kane Realty Corporation announced the latest plans for North Hills: the addition of the $1 billion, 33-acre North Hills Innovation District (NHID).

Capitalizing on the popularity of North Hills’ existing parks and outdoor spaces, and in response to recent national public health events, NHID will feature an unprecedented amount of open natural area space, with walkable trails that connect to the Capital Area Greenway system, creek beds and wetlands, as well as a series of pedestrian bridges and landings to connect tenants and visitors to retail and maker’s spaces and expansive outdoor working and dining spaces.

Notably, NHID will also include a number of innovative projects, including the 18-story Class A office building North Hills Tower 5; the 200-unit Class A Channel House Apartments; and the two-story, 20,000-square-foot Big Branch Food Hall. Through its thoughtful design, NHID will become a connection point for thought leaders in innovative fields including technology and the life sciences within an urban environment, to thoughtfully and responsibly engage the natural resources of Big Branch Creek as it bisects the district and to promote local and diverse artisans and makers.

“We hope that Tower 5 and all of NHID will become home to innovative, forward-thinking companies that value employee satisfaction, originality and a culturally enriched urban area,” said John Kane, CEO of Kane Realty. “All of North Hills—and especially this new district—is ideally located, immediately accessible from I-440 and minutes from downtown Raleigh, RDU Airport and Research Triangle Park.”

As Kane Realty seeks tenants for NHID, it also plans to focus on local businesses led by entrepreneurs who have a passion for growing their ventures in the Raleigh community. “Local businesses are the lifeblood of all successful communities, but especially here in Raleigh,” said Kane. “As NHID comes to life, we want to harness the entrepreneurial spirit of local business owners and offer them a space in North Hills to make their dreams a reality.”

Construction has already begun on NHID, with the Phase I—the Vine Apartments—completed in late 2020. Phase II of construction will begin on NHID in summer 2021, which will begin with Channel House and continue in late fall 2021 with North Hills Tower 5. Phase III will break ground in 2022.

Jubala Coffee Elevates Raleigh’s Coffee Game with New Location in North Hills’ Park District

Locally Owned Coffee Shop to Open Third Location in Raleigh

Locally Owned Coffee Shop to Open Third Location in Raleigh

Following a series of recent restaurant and investment announcements, Kane Realty Corporation is excited to reveal its latest North Hills addition – the opening of Jubala Coffee, a locally owned cafe and soon-to-be-coffee roaster. Located on the ground level of Park Central Apartments facing Coastal Credit Union Midtown Park, the coffee shop is projected to open spring 2021 and will feature space for 65 diners, a new pastry program, a full coffee bar with bar seating and an enhanced food menu – including weekend brunch.
“A specialty coffee shop has been on our wish list for a long time, so we are thrilled to welcome Jubala to North Hills,” said John Kane, CEO of Kane Realty Corporation. “Jubala’s commitment to its local community, its focus on the customer experience and the quality of its product make it the perfect fit for North Hills’ Park District.”

Jubala Coffee is owned and operated by Raleigh local Andrew Cash, who opened the first Jubala location in Lafayette Village in 2011. In 2001, Cash visited a coffee farm for the first time on the hill of Mount Kenya and wondered what it would be like to impact the farmers there by supporting their economy. Twenty years later, Jubala will continue that vision with an in-house coffee roasting operation at the North Hills location.

“North Hills is a connector and leader in our city, and we can’t think of a more perfect place to expand than North Hills’ Park Central alongside other local friends like Arrow, Happy + Hale, and Vita Vite,” said Andrew Cash, owner of Jubala Coffee. “We are excited to share a new coffee experience with North Hills’ visitors and to have the North Hills community join us as we create the Jubala our team always envisioned – one that is fully engaged with the supply chain, celebrating our success with the most vital participant, the farmer.”

North Hills Main District Expansion

Kane Realty Corporation Reveals Plans for Mixed-Use Revitalization Project in North Hills’ Main District

As the Triangle area continues to experience rapid growth and development, Kane Realty Corporation is excited to unveil its latest investment – the revitalization of North Hills’ Main District. Once completed, the redevelopment will include a 12-story high-rise residential building, 346,000 square feet of office space and 100,000 square feet of ground floor retail.

“One of the key highlights of this project is that we have the unique opportunity to develop on an urban infill site, replacing underutilized parking areas with vertical density – meaning a more efficient and thoughtful use of space,” said Kallie Walker, senior development manager for Kane Realty Corporation. “This is precisely how successful smart cities are growing today, and we are excited about what this means for the future of North Hills and all of Raleigh.”

This project also includes the addition of Raleigh’s first Restoration Hardware gallery – RH Raleigh. The Gallery at North Hills will feature a glass-encased rooftop restaurant and barista and wine bar that open onto a beautifully landscaped park. Commanding three levels and nearly 50,000 square feet of indoor and outdoor space, this one-of-a-kind experience will blur the lines between residential and retail, indoors and outdoors, home and hospitality – with full floors dedicated to RH Interiors, Modern and Outdoor.

The 287-unit residential project, designed by Cline Design Associates of Raleigh, will feature a mix of studios and one-, two- and three-bedroom apartments for rent. Designed with health and safety in mind, amenities will include a first-of-its-kind coworking lounge, as well as multiple outdoor spaces including an eighth-floor amenity deck with firepits and sunset views; a second-floor pool deck overlooking a new, active public plaza; and an indoor/outdoor fitness center.

The redevelopment project also consists of two office projects including One North Hills, a 10-story, 266,000-square-foot office tower overlooking the I-440 Beltline, designed by Duda|Paine of Durham, and NHX, a five-story, 80,800-square-foot office building, designed by Ci Design. Both office projects will be surrounded by retail space at the street level and feature a vibrant and immersive urban experience.

Kane Realty Submits Rezoning Plan for Downtown South Site

Yesterday, Kane Realty Corporation submitted a rezoning application to the City of Raleigh for recently purchased land in the southern entrance to downtown Raleigh along the South Wilmington Street, South Saunders Street, and I-440 corridors. The vision for this project was announced in June 2019 and is widely referred to as the “Downtown South” development, a proposed mixed-use project that will include new office, housing, retail, hospitality and entertainment spaces.

This land was purchased in December 2019 and includes a total of 133.09 acres. The request to rezone before the Raleigh City Council asks for the land to go from being zoned as an IX-3, IX-3-PL, IX-4-PL, IH, and R6, to Commercial Mixed Use, up to 40 stories with Urban Limited frontage (CX-40-UL). The goal of this rezoning request is to be able to facilitate the public amenities, and include a stadium for sporting events, concerts, festivals, trade shows and more.

Pursuant to the City of Raleigh rezoning application, Kane Realty will host at least two community meetings with surrounding property owners, then report to the Raleigh Planning Department the results of the neighborhood meetings. Listening to surrounding residents is a top priority to ensure that this bold development offers a place for neighbors and visitors to work, live and play, creating a catalyst for growth in South Raleigh.

“The Downtown South development has been a work-in-progress for a long time and now we are finally starting to see the plans fall into place. This project is going to be connected and influenced by the surrounding community and has the potential to be transformative for South Raleigh and the broader city,” said John Kane, CEO of Kane Realty.
