As the new Smoky Hollow district continues to grow, Kane Realty, along with Williams Realty & Building Company and Lionstone Investments, is excited to announce three tenants that will soon be a part of the Smoky Hollow community – Heat Studios, New Anthem Beer Project and HUSH Hair Lash Brow.

Heat Studios is a group fitness and personal training studio that specializes in safe, effective workouts with a primary focus on strength training. Heat has been locally owned and operated by husband and wife; Jake Giamoni and Megan Hanna, in Downtown Raleigh since 2016. Heat’s friendly, outgoing, and educated team inspires members to live long, happy, and meaningful lives through fitness and community.

New Anthem Beer Project is a craft beer brewery and taproom out of Wilmington, North Carolina. Their first location in Wilmington opened in 2016 at The McLellan Building on Dock Street, the last operating livery stables in the city. They later expanded into a second location in Wilmington and now are excited to open their first location in Raleigh. The New Anthem mission is to “make beer, the best we can, every time, without exception.”

Two Raleigh local creatives came together to create HUSH, an open concept salon space that will specialize in luxury hair, brow, and lash services. Their vision is to create a space that will exceed expectations with each and every visit through a powerful blend of professionalism, aesthetically pleasing surroundings, and unparalleled service. HUSH is slated to open early 2023.

Phase 1 of New Trail-Oriented Development Creates Urban Amenities Adjacent to Dorothea Dix Park

Breaking ground late 2021 is the first project within Raleigh’s Southern Gateway – Park City South, a 9.7-acre multi-phase development just south of Downtown Raleigh’s Central Business District. Directly adjacent to 308-acre Dorothea Dix Park and located directly on the Capital Greenway System, Park City South will offer an urban work, live, play and stay opportunity set against the backdrop of acres of natural open space including Rocky Branch Creek and Greenway trails.

The first phase of Park City South will offer ground-level retail beneath 335 mid-rise apartments with best-in-class unit finishes and a market-leading amenities program including a robust work-from-home space; indoor/outdoor social spaces; and a full spa replete with a sauna, steam room and resistance pool; as well as a rooftop lounge and terrace facing Dorothea Dix Park’s ‘Plaza + Play’ First Phase. The 18,000 square feet of ground-level retail and flex-office space at Park City South will be accentuated by a new series of sidewalks and unique landscape design that will increase neighborhood walkability and create an outdoor social destination along the Greenway.

Truly a trail-oriented development, Park City South will include an enhanced stretch of Greenway trail, which will link to the existing trail with a new bridge that traverses Rocky Branch Creek. Retail spaces at Park City South will face South Saunders Street, the Greenway and Rocky Branch Creek, creating a unique retail destination for residents, guests, greenway travelers and visitors of Dorothea Dix Park.

Park City South will welcome its first residents in late 2023. Future phases, in early design phase now, will include high-rise residential and office space with ground-level retail and structured parking beneath.
The design team for the first phase of Park City South is led by all Downtown Raleigh-based teams, including JDAVIS Architects, Kimley-Horn and Design Workshop, Inc. Kane Realty Corporation will serve as the developer and property manager. Merge Capital led land acquisition and re-zoning.

First Two Vertical Projects Announced within Downtown South’s Robust Initial Phase, Including Raleigh’s First Mass Timber Constructed Office Building
Further south on South Saunders Street, plans for the first two vertical projects within Downtown South’s robust first phase will be filed this week. Kane Realty Corporation and Durham-based DUDA|PAINE Architects, collaborators on the successful Dillon project in Raleigh’s Warehouse District, are partnering again to lead the design and development of Raleigh’s first mass timber construction building at Downtown South.
Mass timber construction is a technique which utilizes multiple, sustainably sourced, solid wood panels glued or nailed together as a low-carbon alternative to concrete or steel. The wood utilized in the construction remains exposed, heightening the visual experience from within the building.

“Kane is thrilled to usher in Raleigh’s first mass timber construction office building,” said Hooker Manning, director of Office Leasing and Development for Kane Realty Corporation. “Utilizing this building technique is a significant milestone for the Raleigh market, and it certainly is a statement to the innovative workplace experience that we are creating at Downtown South. We are proud of the long-term investment in green building and the enhanced tenant experience that this building technique represents for Raleigh and for Downtown South.”

“It is truly exciting to be designing a new building for Downtown South that is both good for the planet and will speak experientially to wellness in the new workplace,” added Turan Duda, founding principal of DUDA|PAINE Architects.

The 180,000 square-foot speculative office building will be built in the central block of Downtown South’s entry drive. Six levels of office space will feature 10-foot windows. Ceilings will be accentuated by the exposed wood structure and wood beams. Shared and private terraces are planned for multiple floors. Amenities within the office building will include a collaborative work lounge, indoor and outdoor social spaces, and multiple conference rooms. 14,000 square feet of active ground-level retail space, also with exposed wood ceilings, will anchor the unique office project.

Directly across the entry drive at Downtown South, initial plans will be filed this week on a mixed-use mid-rise building designed by SK+I Architecture of Bethesda, Md. The 280-unit building will boast 14,000 square feet of ground-level retail and a fully integrated structured parking deck. Featuring two terraces, a rooftop lounge and a large central outdoor space, residents will choose from studio, one and two-bedroom apartment options, two interior design schemes with modern finishes and ample amenity programming.
Construction will begin on both projects Q3 of 2022 with residents and tenants taking occupancy in 2024. Announcements of additional vertical projects included in the first phase of Downtown South will be made in the coming months.
In addition to vertical project development, core streetscape and open space advancements are progressing with design focused on an active, walkable retail level, wide sidewalks, innovative bioretention beds, urban parklets and a connection to natural open space. CallisonRTKL, Stewart, McAdams, Cline Design and Gensler round out the consultant team guiding the first phase of vertical projects at Downtown South. As the new Smoky Hollow district begins welcoming visitors this summer, Kane Realty, along with Williams Realty & Building Company and Lionstone Investments, is excited to announce four tenants that will soon be a part of the Smoky Hollow community – Dose Yoga + Smoothies, J.Lights Market & Café, Midwood Smokehouse and Madre.

The businesses, all founded by North Carolinians, will each offer Smoky Hollow patrons a unique experience for every part of their day, including coffee and smoothies after a morning workout, deli and BBQ sandwiches for lunch on-the-go, or upscale tapas for a dinner on the town.

Smoky Hollow is a transcendent, multi-phase project injecting a creative mix of uses into downtown Raleigh. Phase 1 opened spring 2020 with 417-unit Peace Raleigh Apartments above a ground-level Publix—downtown Raleigh’s first full-service grocery store. Part of Phase 2, the 283-unit The Line apartments opened December 2020, while the remaining part of Phase 2, 421 N. Harrington office building along with 45,000 square feet of street-level retail space, opened spring 2021. Phase 3 of Smoky Hollow is in conceptual planning stages now and will support additional office, retail, and multifamily.

Smoky Hollow will soon be the home of Raleigh’s first hot yoga studio and smoothie bar concept – Dose Yoga + Smoothies, created by yoga it-girl Emily Wallace. Dose will bring a new way to sweat and refresh, offering Raleigh yogis the opportunity to strengthen their core, stretch past some stress, or sweat through a flow – all followed by a smoothie full of real ingredients and natural adaptogenics.

Jared Burton, founder and owner of Durham’s J. Lights Market & Café, will open his first Raleigh location at Smoky Hollow. J. Lights will offer a full coffee program, complete with espresso creations and cold brew mixes, breakfast sandwiches, wraps and bowls, as well as kitchen-driven sandwiches, salads and starters with a full bar equipped with spiked sodas, handmade cocktails and local beers and wine.

Midwood Smokehouse by restaurateur Frank Scibelliwill bring award-winning Barbeque and smoked meats to Smoky Hollow., Midwood Smokehouse Raleigh will be led by Lexington-native Executive Pitmaster Matthew Berry, and will offer brisket, chopped pork, Tex-Mex taco and its signature sides.

Happy & Hale creator Tyler Helikson and Brad Shoff will soon introduce their newest concept, Madre, to Smoky Hollow. Inspired by the comforting and unconditional hospitality of our mothers, Madre is an energetic, full-service restaurant concept featuring small plates, wine, cocktails and weekend brunch.

For more than 15 years, North Hills—known regionally as Raleigh’s Midtown—has been at the forefront of every development type, winning awards for its retail, residential, office, hotels and open spaces. Today, Kane Realty Corporation announced the latest plans for North Hills: the addition of the $1 billion, 33-acre North Hills Innovation District (NHID).

Capitalizing on the popularity of North Hills’ existing parks and outdoor spaces, and in response to recent national public health events, NHID will feature an unprecedented amount of open natural area space, with walkable trails that connect to the Capital Area Greenway system, creek beds and wetlands, as well as a series of pedestrian bridges and landings to connect tenants and visitors to retail and maker’s spaces and expansive outdoor working and dining spaces.

Following a series of recent restaurant and investment announcements, Kane Realty Corporation is excited to reveal its latest North Hills addition – the opening of Jubala Coffee, a locally owned cafe and soon-to-be-coffee roaster. Located on the ground level of Park Central Apartments facing Coastal Credit Union Midtown Park, the coffee shop is projected to open spring 2021 and will feature space for 65 diners, a new pastry program, a full coffee bar with bar seating and an enhanced food menu – including weekend brunch.

Jubala Coffee is owned and operated by Raleigh local Andrew Cash, who opened the first Jubala location in Lafayette Village in 2011. Kane Realty Corporation Reveals Plans for Mixed-Use Revitalization Project in North Hills’ Main District

As the Triangle area continues to experience rapid growth and development, Kane Realty Corporation is excited to unveil its latest investment – the revitalization of North Hills’ Main District. Once completed, the redevelopment will include a 12-story high-rise residential building, 346,000 square feet of office space and 100,000 square feet of ground floor retail.

The redevelopment project also consists of two office projects including One North Hills, a 10-story, 266,000-square-foot office tower overlooking the I-440 Beltline, designed by Duda|Paine of Durham, and NHX, a five-story, 80,800-square-foot office building, designed by Ci Design. Both office projects will be surrounded by retail space at the street level and feature a vibrant and immersive urban experience.

Kane Realty Submits Rezoning Plan for Downtown South Site

Yesterday, Kane Realty Corporation submitted a rezoning application to the City of Raleigh for recently purchased land in the southern entrance to downtown Raleigh along the South Wilmington Street, South Saunders Street, and I-440 corridors. The vision for this project was announced in June 2019 and is widely referred to as the “Downtown South” development, a proposed mixed-use project that will include new office, housing, retail, hospitality and entertainment spaces.

This land was purchased in December 2019 and includes a total of 133.09 acres. The request to rezone before the Raleigh City Council asks for the land to go from being zoned as an IX-3, IX-3-PL, IX-4-PL, IH, and R6, to Commercial Mixed Use, up to 40 stories with Urban Limited frontage (CX-40-UL). The goal of this rezoning request is to be able to facilitate the public amenities, and include a stadium for sporting events, concerts, festivals, trade shows and more.

Pursuant to the City of Raleigh rezoning application, Kane Realty will host at least two community meetings with surrounding property owners, then report to the Raleigh Planning Department the results of the neighborhood meetings. Listening to surrounding residents is a top priority to ensure that this bold development offers a place for neighbors and visitors to work, live and play, creating a catalyst for growth in South Raleigh.

The Line downtown apartments, also opening late 2020, will feature 283 apartment homes with best-in-class urban amenities and finishes. Peace Raleigh apartments includes 417 premium apartment homes above an approximately 46,000 SF Publix grocery store with approximately 5,000 SF of additional retail space.
