LS3P Moves Downtown Raleigh Office to Smoky Hollow

LS3P, an architecture, interiors and planning firm, is relocating its Raleigh office to Smoky Hollow, the new mixed-use district in Downtown Raleigh that features 225,000 square feet of Class-A office space. LS3P will relocate nearly 100 Raleigh-based employees to the new space in April 2024. JLL Managing Directors Kimarie Ankenbrand and Matt Winters represented LS3P in the deal.

With 12 locations across the Southeast, LS3P is a premier design firm with a commitment to creating architecture that enriches communities. Having spent 18 years at its former downtown office, LS3P made the strategic decision to further its commitment to the heart of Raleigh by signing a 20,000-square-foot lease at 421 N. Harrington, the newly delivered office and retail building within Smoky Hollow. The firm intentionally involved its employees in the relocation process, taking into account commute times, transportation options and the general wants and needs of its team members.

“Now more than ever, it is extremely important for companies to get started earlier in making their real estate decisions,” said JLL’s Ankenbrand. “Whether companies are rightsizing or relocating, new modern and activated office supply is dwindling, and planning needs to begin now. LS3P was proactive in starting its search 21 months before its lease expiration date, giving the firm plenty of time to extensively evaluate its people, culture and space needs. Because of this, we were able to find LS3P the ideal space in the heart of downtown to support its growing brand and team.”

Upon surveying its employees, LS3P found that walkability and access to quality amenities like quality retail, restaurants and services were some of its top priorities, as well as supporting the resurgence of Downtown Raleigh. Having originally opened its first phase in spring 2020, Smoky Hollow is now a vibrant mixed-use district with outdoor gathering spaces, services and dining options, access to public transportation and two apartment buildings. The site is home to a variety of amenities, including Hush and Dose Yoga + Smoothie Bar, restaurant concepts Madre and Midwood Smokehouse, New Anthem Brewery, Publix and more. 421 N. Harrington also features several outdoor terraces that LS3P will take advantage of within their space and an expansive, lifestyle-oriented amenity level with collaborative work areas, conference rooms and flexible meeting accommodations.

“As we continue to grow in Raleigh, we couldn’t think of a better place for our firm’s next chapter than Smoky Hollow,” said Steve Hepler, Raleigh Office Leader at LS3P. “Our partnership with JLL was instrumental in making streamlined and informed decisions about our new space, while also taking the time to prioritize our employees’ needs. We are proud to recommit to Downtown Raleigh and are looking forward to being an active part of its growth for years to come. We’re thrilled to be joining the dynamic Smoky Hollow District that Kane Realty and Williams Realty & Building Company have developed.”

“We are beyond excited to welcome LS3P to Smoky Hollow,” said Hooker Manning, Director of Office Leasing and Development at Kane Realty. “The 421 N. Harrington office building offers a lifestyle-oriented work experience designed to promote productivity and collaboration. We are sure LS3P’s employees and visitors will enjoy well-located, high-quality office space at Smoky Hollow in Downtown Raleigh.”

According to JLL’s Q3 Raleigh Office Insight, the market has seen steady demand for premium office space which has buoyed robust leasing activity. Tenants are continuing to adhere to the flight to quality trend, seeking out high-quality, collaborative office space with proximity to amenities. Additionally, absorption has been concentrated in Downtown Raleigh over the last few years, as companies continue to be attracted to its walkability, connectivity and liveliness. As seen through LS3P’s lease, Smoky Hollow is a testament to both the strength of downtown and demand for premier office space.

Pink Chicken

Pink Chicken to Open in North Hills

Kane Realty Corporation is excited to announce that Pink Chicken, a children’s clothing company, will be opening in the Main District of North Hills. The store will be located next door to Lilly Pulitzer and Kendra Scott.

“We are thrilled to welcome Pink Chicken to North Hills,” said Stacey Buescher, Managing Director of Operations for Kane Realty Corporation. “Pink Chicken is a chic and vibrant brand that we know will be well received and adored by the Raleigh community.”

Founded in 2006, Pink Chicken is a children’s clothing company known for collections of bright block prints, vintage-inspired patterns and not-so-basic basics that will have you walking on air from park to playdate, and beach to barbecue. Unique patterns make Pink Chicken pieces truly special. They take inspiration from decades past and faraway places, and design most of their prints and patterns in-house, with a few artist collabs along the way.

Stacey Fraser, founder and CEO of Pink Chicken, has always had a passion for vintage textiles. After nearly 15 years in the fashion corporate world, Stacey decided to take a break to focus on her two daughters. During nap times, she would sew garments made of a multitude of patterns from bright block prints to 60s florals. The spirit of sunny beach days and her love for vintage textiles came together to create easy and stylish pieces.

Giving back is a vital part of the Pink Chicken mission. Through the launch of their new giving back program, Pinkie Banks, they are aiming to instill the importance of giving back at a young age. Through partnerships with various organizations and charities such as Baby2Baby, Hearts of Gold and Every Mother Counts, they are providing support to mothers, children, and families in need. To date, they have donated 35,000 pieces of clothing and counting.

In addition to their strong e-commerce presence, Pink Chicken has five retail locations: one in the Hamptons, two in New York City, one in Charleston, South Carolina, and one in Santa Monica, California. The North Hills store will be their first location in North Carolina.

Kane Realty Partnering with Wake Audubon in Lights Out Wake Initiative

Kane Realty Corporation is excited to announce our partnership with Wake Audubon, in coordination with Raleigh’s Office of Sustainability, in participation with Lights Out Wake. Lights Out Wake started in 2015 with a goal to educate their members and surrounding communities on simple steps everyone can take to create safe passage for bird migration seasons which occur from March 15 to May 31 and September 10 to November 30. This can be accomplished by working to turn off or reduce non-essential lighting of buildings between the hours of 11PM and 6AM. This does not include street lights or lighting needed for safety. These lights can include exterior decorative lighting, lobby and atrium lighting, and interior lights (particularly those on upper levels).

Every year, billions of birds migrate north in the spring and south in the fall, the majority of them flying at night under the cover of darkness, navigating with the night sky. Increasingly birds must contend with light pollution from our growing cities and urban areas. Artificial lights in cities can interrupt a bird’s natural navigational system leading to disorientation causing building and window collisions. Ultimately, most collisions result in death even though the bird may initially fly away from the collision. Studies have shown that millions of birds are killed annually by building collisions. Lights have been identified as one of the primary causes of collisions with weather being a factor. Turning off lights may reduce collisions by as much as 80%.

By engaging with our communities, our collective participation will not only save birds for the beauty and enjoyment of our citizens, but it will save energy and money due to reduced operating costs.

“Our property management team is excited about this partnership with Wake Audubon and hope our local community will join us in this worthwhile effort,” said Stacey Buescher, Managing Director of Operations for Kane Realty Corporation.

Our local community can take an enthusiastic pledge of support here. For more information on Lights Out Wake, please visit wakeaudubon.org/initiatives/advocacy/lights-out.
